Alweer? Mijn vorige column ging toch ook over China? Jazeker\u2026maar China is hot en blijft dat nog wel even. Deze keer zijn het de ontwikkelingen in de Chinese vastgoedmarkt.<\/p>\n<p><strong>De vastgoedmarkt in China<\/strong><br \/>\nDe vastgoedmarkt in China beslaat bijna een derde (29%) van het Bruto Binnenlands Product. Ter vergelijking: in Amerika is dat 6% en Nederland 9%. Het is dus een grote markt. In totaal staan er in China 450 miljoen woningen. Negentig miljoen daarvan (20%) staan leeg. Hoe komt dit? Dit komt omdat de winst die gemaakt wordt op de verkoop van een huis, onbelast is. Dit in tegenstelling tot bijvoorbeeld aandelen, en het maakt de Chinese huizenmarkt tot een beleggingsmarkt. Daarbij gebruikt deze vastgoedmarkt ongeveer 10% van de wereldwijde vraag naar grondstoffen. De effecten van deze markt hebben dus een wereldwijde invloed!<\/p>\n<p>Begin dit jaar publiceerde UBS een rapport over de projectontwikkelaars in China. Daarbij brachten ze 52 ontwikkelaars in beeld. Vijf daarvan kregen de code groen, maar liefst 39 de kleur oranje en acht de kleur rood. Evergrande was een van die acht\u2026<\/p>\n<p><strong>Wat is Evergrande?<br \/>\n<\/strong>Tot enkele weken geleden had in Europa niemand van het Chinese bedrijf Evergrande gehoord, een van de grootste projectontwikkelaars van China. Evergrande heeft een schuld van 300 miljard dollar. Dat klinkt natuurlijk als enorm, en dat is het ook. Maar zolang je aan je verplichtingen kunt voldoen, is er niet veel aan de hand. Dat kunnen ze echter niet meer. In de eerste periode van dit jaar daalde de verkoop van nieuwe woningen namelijk met 20%. Ze hebben de afgelopen weken al meerdere keren verzuimd om rente te betalen op hun leningen. Als dit zo blijft, is er een grote kans dat ze failliet gaan. Een faillissement raakt 200.000 medewerkers en indirect 3,5 miljoen personen met een zakelijke relatie.<\/p>\n<p><strong>Conclusie<\/strong><\/p>\n<p>Dat de vastgoedmarkt in China in de problemen zit, lijkt me duidelijk. Zoals ik in mijn vorige column heb beschreven, schuwt de Chinese overheid niet om in te grijpen. Ik ben benieuwd wat de Chinese overheid gaat doen, zodat dit geen wereldprobleem wordt.<\/p>\n<p>&nbsp;<\/p>\n<p>*Wekelijks nemen Martin Totte en Kaspar Huijsman hun marketreports op.
